How Accurate Is RETR’s Real Estate and Mortgage Data? Update Schedules and Data Limits

At RETR we understand the importance of reliable data, and pride ourselves on offering high levels of accuracy, and providing valuable business intelligence. The accuracy of our data is often one of the main reasons customers love RETR!

RETR updates its data on different schedules depending on the data type. Real estate transactions update within 0–3 days. Loan, refinance, and builder data usually lag by 4–6 weeks. Listings, licensing, and Nationwide Multistate Licensing System (NMLS) data update on a set weekly or monthly schedule.

How Long Does It Take for New Data to Appear in RETR?/How Often Is Data Updated?

Data type Update Timeframe
Real estate transactions (sales) Within 0–3 days of closing
Loan data 4–6 weeks after closing**
New listings and open houses Every Tuesday–Friday
NMLS data (newly licensed loan officers and license status) Weekly
Newly licensed agents Monthly
Agent and LO Contact information Quarterly, or more often when new data is available

**RETR gets loan data from county records, so it can’t show a loan until the county releases the record. In some rural counties, this takes longer than 6 weeks.

Why Are Loans From the Last 6 Weeks Missing?

These loans are most likely still being processed by the county. Once the county makes the records public, the loan data updates in RETR automatically. You don’t need to do anything, and this applies to your own loans and to other loan officers’ loans. Loan data is delayed 4-6 weeks by default.

Note: RETR can’t speed up county processing times. Only report a missing loan if it closed more than 6 weeks ago.

What Do “TBD” and “N/A” Mean for Loan Data in RETR?

  • TBD: The sale closed within the last 60 days, and the loan data hasn’t come in yet.
  • N/A: More than 60 days have passed since the sale closed, and RETR still hasn’t received the loan data. The field updates automatically if the data comes in later.
  • Please note that cash transactions can also appear as N/A as well.

Why Is Loan Information Missing in Non-Disclosure States?

In a non-disclosure state, the final sale price of a property usually isn’t made public. Because of that, other transaction details can be harder to see, including loan information and the agent involved in the sale.

RETR can usually fill in these gaps, but some information may still be missing or hard to find. Please report these issues to us regardless, so our team can work on improving the data we do have and find workarounds to still provide as much data as possible. To report this discrepancy, click here: Missing or Incorrect Data in RETR: Why It Happens and How to Report It.

How Does RETR Estimate Interest Rates?

Interest rates aren’t public, so RETR estimates them using Freddie Mac’s Primary Mortgage Market Survey (PMMS), adjusted for factors like loan term and purchase loan-to-value ratio (LTV). RETR keeps refining its algorithms to improve these estimates.

Tip: If you have the actual interest rates for your transactions, share them with RETR Support. They help improve RETR’s estimates.

Why Is a Loan Officer’s Years of Experience Wrong in RETR?

RETR’s transaction data goes back to 2017, and employment history goes back to 2008. RETR can’t show employment history from before then, so a loan officer’s years of experience may look shorter than it really is.

  • ✅ Every loan officer profile has a disclaimer about this in the employment history section.
  • ✅ Each profile links to NMLS Consumer Access in the Social Search section, below the contact information, where you can see the full employment history.
  • ❌ RETR cannot show employment history from before 2008.

How Can I Report An Error In Data?
