Why Can't I Find a Real Estate Agent or Loan Officer in RETR?

If you can’t find a real estate agent or loan officer (LO) in RETR, the most common reasons are: they were licensed recently, their name is listed differently on their license, or their office is headquartered in another state. Use the checks below to find them, or contact support if they still don’t show up.

Quick checklist:

Check whether the agent or LO was licensed recently.
Search by the exact name on their license. Note this may be different from the name they go by socially, like a nickname/full name or maiden/married name.
Change the location filter to “Any State.”
Search LOs by NMLS number, and agents by name or email address.
Email support@retr.app if you still can’t find them.

Why Don’t Newly Licensed Agents and Loan Officers Appear in RETR?

Newly licensed agents and loan officers may not have a RETR profile yet, because profiles are created only after RETR receives their licensing data.

Newly Licensed Real Estate Agents

A real estate agent’s RETR profile is created once RETR receives their licensing information and their transaction activity starts to populate the database.

Use the Newly Licensed Agents search to find many recently licensed agents.
Very new agents may not have contact information or transaction history yet. More profile details appear as they begin closing transactions.

Newly Licensed Loan Officers (LOs)

A loan officer needs an active NMLS (Nationwide Multistate Licensing System) registration before RETR can create a profile. In most cases, the NMLS record must be active for at least one week before RETR can retrieve the data and build the profile.

Use the Newly Licensed LOs search to find recently licensed loan officers.

How to Search for an Agent or Loan Officer by Name in RETR

RETR shows each agent’s and loan officer’s name exactly as it appears on their license. If a name search returns no results, the name may be listed differently than you expect.

Step 1: Check the spelling
Confirm the first and last name are spelled correctly.

Step 2: Try name variations
Search for hyphenated names, married names, middle names, or other legal name variations.

Step 3: Use the legal name, not a nickname
Nicknames (for example, “Bob” instead of “Robert”) may not match the licensed record.

Step 4: Search by last name and office state
If a full-name search doesn’t work, search by last name only together with the person’s office state.

Why Does the Location Filter Affect Agent Search Results?

The Find Agent by Name search uses the state where the agent’s office is headquartered, not necessarily the state where they do business.

Many agents are licensed in more than one state, so an agent can work in one state while their brokerage is headquartered in another.

How to Find an Agent Licensed in Multiple States

Step 1: Set the location filter to “Any State”
In Find Agent by Name, change the location filter to “Any State.”

Step 2: Search by last name only
Enter just the agent’s last name.

Step 3: Check the brokerage’s headquarters location
If you know the brokerage, confirm which state its headquarters is in and search that state.

These steps usually find agents who don’t appear in a single-state search.

Can I Search by License Number in RETR?

You can search for loan officers by NMLS number, but you can’t search for real estate agents by license number.

✅ You can search real estate agents by name.
✅ You can search real estate agents by email address.
❌ You cannot search real estate agents by license number at this time.
