Why Can't I Find a Real Estate Agent or Loan Officer in RETR?

 If an Agent or LO doesn't appear in search results, there are several common reasons why their profile may not yet be appearing.

Newly Licensed Agents and Loan Officers

Real Estate Agents

Newly licensed real estate agents may not immediately appear in RETR. Agent profiles are created once RETR receives their licensing information and transaction activity begins to populate our database. You can always check the Newly Licensed Agents search to locate some of these agents.

If an agent is very new to the industry, their profile may not yet contain contact information, transaction history, or other details. As they begin closing transactions, additional profile information will become available.

Loan Officers (LOs)

For loan officers, an active NMLS registration is required before a profile can be created in RETR. In most cases, an LO's NMLS record must be active for at least one week before our system can retrieve the data and generate a profile. The Newly Licensed LOs search can be used as well to locate these new LOs. 


Agent or Loan Officer Name Search Issues

If you're unable to find an agent or loan officer, the issue may be related to how their name is listed on their license.

When searching in RETR, keep the following in mind:

  • Names appear exactly as they are listed on the individual's license.
  • Check for spelling errors.
  • Consider hyphenated names, married names, middle names, or legal name variations.
  • Avoid relying on nicknames, as they may not match the licensed record.
  • If a full-name search doesn't work, try searching by last name only + office state.

Location Search May Affect Agent Results

When using the Find Agent by Name search, RETR searches based on an agent's office headquarters location—not necessarily the state where their transactions occur.

Because many agents are licensed in multiple states, it's possible for an agent to conduct business in one state while their brokerage office is headquartered in another.

If you cannot locate an agent:

  1. Change the location filter to "Any State."
  2. Search using only the agent's last name.
  3. Verify the brokerage's headquarters location if known.

These steps often help locate agents who may not appear under a specific state search.


Can I Search by License Number?

Loan Officers

Yes. Loan officers can be searched using their NMLS number.

Real Estate Agents

No. Real estate agents cannot currently be searched by license number in RETR.

To find a real estate agent, use:

  • Agent name
  • Agent email address

If you're attempting to search for an agent using their license number, please search by name or email instead.
